Abstract
Previous studies often evaluated decrepit residential areas based on the year ofcompletion as an indicator of physical duration. However, this empirical study exploredthe spatial distribution and characteristics of detached residential areas by consideringadditionally physical performance indicators(structure and roof). Conducting GIS spatialanalysis(LISA) and correlation between spatially clustered decrepit residential areas anddemo-economic-physical characteristics sorted by the spatial unit of census outputareas, this study aims to understand the spatial characteristics of detached residentialareas. Results from empirical tests by 6 decrepit types of detached residential areas in Daegu Metropolitan City revealed the different spatial distribution patterns and the variation in the characteristics related to low-level of local vitality. Also, the overall local decrepit tendency of detached residential areas clustered by physical duration and physical performance indicators was higher than that by physical duration indicators. Therefore, it is concluded that a way of considering physical duration and physical performance rationally reflects the physical condition and characteristics of local decrepit(e.g., the percent of vacant/abandoned housings and the percent of lots not accessible by public roads)
