Abstract
This study examined the environmental factors that affect how satisfied residents are with their living conditions in five major Jjokbang (flophouse) villages in Seoul. The study distinguished between physical and social influences. Using an ordinal logistic model, the researchers analyzed how both the physical environment (internal and external) and social interactions impact residential satisfaction. Residential satisfaction was measured using a 4-point Likert scale. The study also took into account demographic and socio-economic characteristics of these vulnerable residential groups. The results showed that several factors significantly influenced residential satisfaction, including “accessibility to public transportation,” “relationships with neighbors,” “municipal welfare services,” and “rent appropriateness.” Each of these factors had a positive effect on residential satisfaction. Among them, “rent appropriateness” had the greatest impact (OR=1.953), followed by “accessibility to public transportation” (OR=1.934), “municipal welfare services” (OR=1.358), and “relationships with neighbors” (OR=1.34). Based on these findings, policy efforts to ensure stable housing for residents in Jjokbang villages should focus on monitoring fair rent practices, improving transportation access, fostering community relationships, and expanding local welfare services. It is suggested that improving the internal physical housing performance may not be as important in improving residential satisfaction.
