Abstract

In the design of multi-family housing, balcony area is important transitional area, connecting inner area to outdoor space.
Recent design focused on the expansion of balcony area, thus, losing intrinsic function of the space. Therefore, this study intended to investigate the problems of the diversion of expanded balcony area through survey on residential satisfaction with their housing and to suggest improving design elements. Panykyo area in Seongnam city was selected as the study area and six factors such as housing characteristics, using pattern of balcony area, securing refuge area, problems of expected balcony expansion, degree of satisfaction, and personal characteristics were employed as main instruments. Major research findings were as followings; (1) 88.1% of residents responded balcony area was necessary; (2) Major activity at the area were laundry and gardening, implying functional needs at high-rise housing; (3) Main problems who lives with the diversion of balcony area were deficiencies of laundry and drying and over-consumption of energy resource; (4) 42.4% of respondents indicated 3 point degree of satisfaction and 35.6% reported over 4 points on 5 point-likert scale, implying their preference for expansion of space, rather than functional needs; (5) Chi-square statistical test found that washing/drying/storaging as well as expansion of bedroom area were main elements, influencing the level of residential satisfaction, and recommended that these be considered as important design elements in designing a housing unit with diversion of balcony area.
